Sale day: the first Tuesday of the month

Georgia's courthouse sales happen on the first Tuesday of each month, between 10 a.m. and 4 p.m.

Updated 2026-10-24

Georgia holds its courthouse sales, both tax sales and mortgage foreclosure sales, on the first Tuesday of the month, between 10 a.m. and 4 p.m., at the county courthouse or another place the county designates. If the first Tuesday falls on a holiday such as New Year's Day, the sale moves to the Wednesday after.

Where to see the dates

  • The sale calendar lists the coming first-Tuesday dates month by month.
  • Every county page shows that county's next sale date and courthouse.

Things that change on sale day

Many listed properties never sell. Owners pay the taxes, the county withdraws a parcel, or the sale is postponed, sometimes that morning. A list is a plan, not a promise. Call the tax commissioner or the sheriff's office before you go, and bring the payment the county requires (bidders usually need certified funds).

General information, not legal advice. Each county sets its own bidder rules; read them on the county's site.

Quick answers

What time do Georgia tax sales start?
Sales run between 10 a.m. and 4 p.m. on the first Tuesday. Each county announces its own start time and location.
Can a property be pulled from the sale?
Yes. Payment by the owner, a withdrawal by the county or a postponement can take a property off the list at any time before the sale.
