How a Baker County tax sale works

  • When and where. First Tuesday of the month, 10:00 a.m. to 4:00 p.m., at the Baker County Courthouse, Newton, Georgia (O.C.G.A. § 9-13-161). If the first Tuesday is January 1 or July 4, the sale is the next day. Next: Tuesday, November 3, 2026.
  • Notice. Each parcel is advertised once a week for the four weeks before the sale in the county's legal organ, the newspaper designated for legal notices (O.C.G.A. § 9-13-140 and following, applied to tax sales by § 48-4-1). Most tax commissioners post the same list on their website.
  • Who runs it. The Baker County Tax Commissioner, as ex officio sheriff, or the county sheriff, after levying on the property for unpaid taxes (O.C.G.A. § 48-3-3, § 48-4-1).
  • After the sale. The buyer gets a tax deed, and the former owner and lienholders keep a right to redeem for at least 12 months by paying the price plus a 20% premium (10% more for each later year), O.C.G.A. § 48-4-40 through § 48-4-42. Money bid above the taxes owed is held as excess funds for them under § 48-4-5.
